Properties

Since inception, the Company has acquired two facilities by purchase and developed two others. Total construction and renovation completed by the Company amounts to approximately $10,850,000 and annual revenues now exceed $13,250,000. All of the properties have successful operating histories and remain in good standing with the Mississippi Department of Health.

Dunbar Village, Bay St. Louis, Mississippi Visit Website
Dunbar Village This facility was formerly the Hancock County Hospital and had been partially renovated and converted into a 39 unit assisted living center by October 1993, the date purchased by the Company, along with a Certificate of Need ("CON") for the construction of a 60 unit, Medicaid/Medicare certified skilled nursing care center. In 1998, the Company completed additional renovation and construction converting the building into a 24 unit assisted living facility and a 60 unit skilled nursing care center. During 2001, a separate building to the rear of the property, previously unused, was renovated and opened as an independent living center with 4 apartments. As winner of a competitive application process, the Company was awarded a CON for 39 additional Medicaid/Medicare certified skilled nursing care units in 2001. A new rehabilitation wing was constructed to house the 39 new units which began operations in mid 2004.

Before Hurricane Katrina struck the coast, Dunbar Village had grown to approximately 56,000 square feet, containing 127 units: a 99 unit skilled nursing care facility, a 24 unit assisted living facility, and a 4 unit independent living center. Due to damage from Katrina and after significant restoration completed in July 2007, the campus now consists of one building of approximately 36,000 square feet, containing 60 skilled nursing care units and 10 assisted living units. We recently received approval for 70 nursing home beds.

After Katrina, the Company successfully petitioned the state legislature to allow Dunbar Village to split the 99 unit CON into two CON's of 49 and 50 units respectively, to add up to 20 non-Medicaid certified beds to each CON, and to relocate one of the CON's to Harrison County.

Peachtree Village The facility contains 51 assisted living units and 16 independent living units constructed in 2 phases: a 32 unit assisted living facility completed in 1996, and 19 assisted living units along with 16 independent living units completed in 1998.

Magnolia House, Natchez, Mississippi Visit Website
The Company acquired Magnolia House, a 32 unit assisted living facility, in July 1994. A second building housing 18 units designed specifically for assisted living residents with Alzheimer's disease was completed in 1995; the first of its kind in Mississippi. Some of the units in the main building have been combined into larger rooms or suites. The total campus now contains 46 units: a 28 unit assisted living facility and an 18 unit Alzheimer's assisted living facility.

Developed by the Company and opened in June 2002, the facility contains 60 Medicare/Medicaid certified skilled nursing care units. The Company was awarded the CON as the winner of a competitive application process.
